Job Description
HSB is expanding its Sensor Solutions business by combining connected sensor technology, risk engineering, advanced analytics, and insurance expertise to help large property owners, operators, and insurers prevent losses, improve operational performance, and enhance property resilience. The Director, Strategic Business Development – Property Solutions will lead the growth of this business across the U.S., with a primary focus on large-scale property portfolios, including REITs, multifamily and apartment operators, condominium and HOA communities, property management firms, and commercial real estate organizations. This senior business development leader will identify and pursue high-value opportunities, build executive-level relationships, develop compelling business cases, and lead complex consultative sales engagements in collaboration with cross-functional HSB teams. The role is responsible for executing a land-and-expand strategy, converting initial customer deployments into portfolio-wide programs and creating repeatable routes to market that accelerate adoption, drive recurring growth, and scale HSB's technology-enabled property risk solutions.
Education and Experience
- Bachelor's degree in business, real estate, risk management, engineering, technology, or a related field; advanced degree is a plus.
- 8+ years of successful B2B business development or enterprise sales experience, preferably in commercial real estate, multifamily/habitational, proptech/IoT, building systems, or insurance/risk solutions.
- Demonstrated new-logo sales track record, including prospecting, executive relationship development, negotiation, closing, and expansion into larger accounts or portfolios.
- Experience with REITs, owners/operators, property managers, HOAs/condos, commercial real-estate brokers, or insurance partners is strongly preferred.
Knowledge and Skills
- Strong consultative enterprise-selling, pipeline-management, proposal, negotiation, and closing skills.
- Working knowledge of commercial real-estate and multifamily property operations and decision-making structures.
- Ability to translate sensor/IoT and loss-prevention capabilities into clear customer value, including risk reduction and ROI.
- Strong executive communication, relationship-building, and cross-functional collaboration skills.
- Commercial judgment, initiative, analytical discipline, and willingness to travel as needed for customers and partners.
